Welcome to the VIP New Home Guide for The Reserve at Victoria. As we prepare to greet our future residents, we encourage you to TAKE THE TIME TO CAREFULLY READ THROUGH THIS GUIDE. This will enable you to make the most of your time and opportunity at The Reserve at Victoria. HOW TO USE THIS GUIDE This guide is intended to help you do three things in preparation for the VIP Model Center Opening: • Identify the Floorplan(s) that most interest you • Choose the corresponding home exterior style you prefer for that Floorplan(s) • Select potential Homesite(s) location for your new home STEP 1: FLOORPLANS & ELEVATIONS The first part of this Guide provides an overview of our six Floorplans. Each Floorplan “presentation” includes two pages arranged as follows: PAGE 1 — the Home Exterior styles available for that plan. NOTE: availability depends on Homesite as the community’s architectural guidelines are designed to create a beautiful streetscape by not allowing the same Home Exteriors next to or across the street from one another. New Home Guides will explain this in their follow-up call. PAGE 2 — the base Floorplan, i.e. the standard configuration showing layout. You will also see a list of the primary “Kolter Structural Options” (KSOs) and a button to “Build Your Home.” Click this to see and select even more ways to personalize the floorplan how you choose. NOTE: Options can vary based on Homesite, and a New Home Guide will explain this in a follow-up call along with the estimated Structural Option costs. STEP 2: THE SITE PLAN With your preferred Floorplan(s) and Exterior(s) identified, the next step is to determine which Homesite(s) you are interested in. You will see two options noted on the Site Plan — homesites with Green dots and homesites with Blue dots. • Homesites with Green dots are available for homes to be Built from Scratch. • Homesites with Blue dots feature “Founder Club Homes,” i.e. homes already under construction that feature finishes and options selected by Kolter Homes Design Professionals. These homes will be ready for move-in starting in November. NOTE: Certain Homesites, given their appeal and location within the community, will carry a premium cost. New Home Guides will explain this in their follow-up call and review Homesite STEP 3: THE VIP PREVIEW The Reserve at Victoria VIP Preview will be conducted by appointment only. VIP sales agreements for this first phase of to-be-built homes and Founders Club Homes will begin on October 20, 2022. The VIP period will end on Saturday, October 22nd following the Model Opening Event. We will work with all interested VIPs to provide personal opportunities to preview our new models in advance of the public opening. If you are interested in participating, please contact your New Home Guide to discuss next steps. ADDITIONAL INFORMATION The last part of this guide includes important information such as an overview of New Home Features as well as estimated monthly HOA fees.
